I always tell them the whole thing first.

They both come and walk away and they say,

well, that's not what I want to do.

But I'm telling you, fixing it, flipping can be a money pit.

It can be $10 bucks.

When you learn the whole thing, you learn to know what people buy,

where people buy, what people buy it,

and the numbers they bind them in.

The reason why I became so great at fixing it,

because I learned negotiating from wholesale.

I knew what areas they bought in.

I knew how much they wanted to spend.

I even knew because I could go to the restaurant

often to see how much money they brought them there,

a bar to get them.

And then I watched how much they sold them for.

So I will always tell people,

it leaves wholesale your first team

before you touch your first team.
