Doing well, Mike, running the marathon one step at a time. And I'm excited to have our return

guest here on the show today. We got Rob Beardsley, probably one of the best dressed guests we've

ever had. And today, he's casualed it down a little bit. He doesn't have the time on will i wear this polo and hat every time um yeah so rob oversees the acquisitions and capital

markets for loan star capital and has identified negotiated and structured over a hundred

million of multifamily real estate transactions he is also the author of the definitive guide to underwriting

multifamily acquisitions, which is a phenomenal book. We gave it to our interns to read, and they

spoke very highly of it. So well done on that, Rob, but how's it going? It's going very well.

answer is preferred equity so we recently launched a new preferred equity strategy and this is something

that we had contemplated pre-COVID and liked the concept and then thought it was a worthy strategy
