This is actually something that's very important if you want to invest in in multifamily housing.

about. And if you're new to the space, you might be scratching your head saying, this sounds foreign

I want to mention two things about cap rates.

There's an inverse relationship between cap rates and prices.

When a cap rate drops from, let's say, a 10 cap to a 9 cap, the price goes up. So as cap rates drop, it's really important.

Price goes up. It gets very expensive. It seems counterintuitive. And I would say to the cap rate.

Say that again, you know, because you went over that kind of fast. I think this is something that

early on people don't realize. And it's very important. Hit that again. Sure. So cap rates,

when they tend to drop, prices rise. Hit that again. So cap rates, when they tend to drop,

prices rise and vice versa. When cap rates are rising, prices drop. And to me, when I look at a cap rate,

and I'm going to give you a number, for instance, a 10 cap. And I'm looking at that versus a 5 cap.
