So up until 2021, had you done any deals? No. No deals. And what was your first deal? Was it a wholesale deal or is it something else?

My first deal was a RBP. My first deal was, is similar to Novation type where we actually, I thought we were going to start our business local and branch out from being local. It just made sense to me. Why not start in your backyard? Get your feet wet and then branch out. But it took me about three months to kind of smarten up.

Sean told me, he's like, dude, you need to branch out. You need to go nationwide. This is right after he was going nationwide. Right. I was like, okay. Well, my first deal came out of North Carolina. So it was an adjacent state. Never been in this part of North Carolina. you know, actually I wound up driving down in North Carolina just because I didn't want to

screw it up. I just, I'm like, all right, let me, you know, I didn't have to do all that. But yeah, it was a lady. She was in New York. She had this property in North Carolina that she was renting to this guy. She didn't want it anymore. And wound up taking it and getting it under contract.

We went up listing the thing on the MLS.

We found another investor type who was paying a little bit closer to retail on it.
