Yeah, so, I mean, I'm pretty much 98% agent deals, and I would say 95% of those have all been listed properties.

I'm starting now, finally, to kind of take that Rolodex that people I've sent offers to and remark it to them in a sense to kind of request pocket listings on the side, which I'm not getting more of those, but I mean, listings has been my bread and butter. I've done a handful of direct-to-seller. A lot of them were like JVs as well too, but I went and met with the sellers myself in Nashville, but other people kind of had the lead. And I did a couple of PPL deals and closed them, but I just, I don't know, I still have like money in a PPL account. I stopped playing with it for some reason. And so yeah, I mean, listings, which seems crazy. Again,

I questioned myself too much. I probably watched too much YouTube and it was like, this is the wrong way to do it. Agents wrong. Listings definitely wrong. But I realize that's what's worked for me. And so now I'm trying to capture those relationships with agents just a little bit more. And, you know, But I feel good. I mean, it's not a random list of agents what a lot of people do, which I think is fine too, but like anyone that's getting the text

from me is someone that I have sent an offer to in the past, you know, three years and two months.

Awesome. So walk me through a day in your life. Like how do you, you wake up and then how do you

go and have conversations with people and make offers? Yeah. I mean, there's an ideal day and there's like an actual day, but, you know, I guess an outline of an ideal day is, is if there's deals in the board to sell, I kind of play with those first. To be honest, I mean, Dispo is a huge hole in my business. I would love to find a way to do better with that,

but I JV a lot. I work with JV companies, if you want to call them that, or, you know, larger professional kind of Dispo companies. Yep. Have good relationship with them, so I feel like it's no BS because a lot of people give them a bad rap, but, you know, the likes of Networth and Canvas Forum and New Western have been good to me, so I've got nothing bad to say, per se.

So, I mean, I work on getting deals sold if there's anything on the board, and then, you know, it's call agents back and then try to get a hold of 10 to 30 new listings a day and get an offer out to them. And that's your afternoon? That's an ideal afternoon. It's sometimes, you know, the noise and the frazzle gets in my way and it doesn't exactly go that way, but that would be an ideal afternoon for sure. So when you say 10 to 30 listings a day, are you using like a privy or are you using, are you on the MLS? Are you on Zillow? Like, where are you finding the listings that you feel are the most likely to do business with you?
