dear friend of mine for quite a few years, Mr. Joe Pena Bianco, who I tongue twist on the Italian

names, which is not a good thing, Joe, because I'm married to a 100% of an Italian woman.

The good news is her last name is Salvo or was.

That was a pretty easy transition.

So we affectionately called Joe around here, Joe P.

He's the owner of Annie Mack, a great mortgage company.

And my tie in with Joe, Joe, you're a really, really super

humble guy. And so I need you to take off your humble hat here for like the next 30 minutes or so.

You've got your poll, like anytime I have any questions about what's going on in the industry,

or I hear something's going down or, hey, what do you think about

this new thing that's going on? You're a great source for me. And I was wanting to give you a

call anyway, which has prompted this podcast episode, kind of give us an update of the state

of the mortgage industry and kind of, you know, we've had some major motions here.

Gosh, I'd say in the last four years, five years is different set of challenges, but it's

been definitely a moving target.
