Summary

Jade Miller is here to discuss the pros and cons of alternative investments. Jade shares her journey to becoming the CEO of the Alternative & Direct Investment Securities Association (ADISA), her background in private markets, and ADISA's role in advocating for and expanding access to alternatives for financial advisors and investors.

We explore the growing push to include alternative investments in 401(k) plans, investor misunderstanding, and potential regulatory challenges. We also talk the importance of thorough due diligence, common red flags, and the need for greater transparency from fund managers.

We discuss...

  • Jade Miller discusses her background in private markets, primarily real estate, and her transition to becoming the first CEO of the ADISA.
  • ADISA's mission is to advocate for alternative investments, provide education and due diligence standards, and connect financial advisors with alternative investment managers.
  • The alternatives industry is shifting from limited access for wealthy investors toward broader availability, including potential inclusion in 401(k) retirement plans.
  • Large institutional managers are likely to dominate 401(k) alternative offerings rather than smaller private fund sponsors.
  • Liquidity constraints and fund structures such as interval and tender-offer funds will likely shape how alternatives are implemented inside retirement plans.
  • Illiquid investments in retirement accounts can carry a higher risk of fraud or poor diligence because the capital is often locked up for long periods.
  • Increased transparency and reporting expectations from investors are pushing alternative fund managers to provide more detailed disclosures.
  • Financial advisors play a key role in helping investors assess alternative opportunities and navigate complex investment structures.
  • Unrealistically high projected returns and lightly vetted crowdfunding deals can be major warning signs for investors.
  • Real estate is highlighted as a foundational alternative asset due to its tangible nature, income potential, and long-term demand.
  • Alternative investments can offer meaningful tax advantages, including depreciation benefits, opportunity zone incentives, and oil and gas deductions.
  • Roth conversion strategies can sometimes be enhanced through private investments that temporarily reduce valuation during development stages.
  • Investors and financial advisors who ignore alternative investments risk falling behind as the asset class becomes a larger part of diversified portfolios.

Welcome to the Money Tree Investing Podcast. Stock market, wealth, personal finance, value stocks, invest in your life. Hello, the Smart Money Tree podcast listeners. Welcome to this week's show. My name's Kirk Chisholm and I'll be your host. So today I'm joined with Jade Miller. How are you doing, hey, Jade? Hey, Kirk. I'm doing great. Thanks for having me on. For those of you don't know, Jade, maybe you can tell us a bit about your background. Yeah, so I recently took over as the first ever CEO of Adisa, the Alternative Direct Investment Securities Association, last summer. I previously sat on the board of Adisa for the past five years. But before that, spent most of my career in

0:38.5

alternative investments. So I spent the last 15 years in the private markets, primarily real estate

0:43.0

investing when I think alternatives, that was the foundation that made the most sense to me as a 22-year-old

0:48.7

leaving college. But I've grown to explore the entire alternative market and kind of in my career spent time wielding and

0:55.6

seeing where alternatives should go, what they should look like and trying to get access

0:59.3

to the general public. So that has been the foundation of my career over the last 15 years. And so

1:04.0

taking over Adisa is naturally in line with growing, you know, the alternative investment space.

1:09.4

What is Adisa? Acronym very close to Adidas, not Adidas, alternative direct investment securities

1:14.9

association. We are the largest trade association.

1:18.1

Think private alternative investment markets.

1:20.0

So we spend a lot of time advocating for alternatives, for financial advisors, for fund

1:25.3

managers, we spend a lot of time educating.

1:28.2

So we put a big emphasis on education and due diligence on private investments. We host networking events. So we do a lot of

1:34.4

networking in line with education, then pairing up allocators and providers so that we can get

1:39.7

broader access to alternative investments in the marketplace. Our firm's been in

1:44.1

alternatives for quite some time and industry has evolved quite a bit in the last 15, 20 years.

1:50.9

What do you see as the biggest challenges in the alternative asset space? So we're in an

1:55.4

interesting shift right now. The biggest challenge up until the last nine months was accessing alternatives.

2:03.4

Alternatives were always seen as something that only like the 1% can have.

2:07.3

Like there were this foreign, like we don't understand it.

2:09.7

We don't know how to get access to it.

2:11.0

Where are alternatives?
