I'm very hopeful. I'm not overly bullish. We readjusted, I think, where we thought the S&P was going to be.

We said 44. We pulled that down to a range now of 39 to 4200, but still sees the S&P ending the year up.

And so that would be good. For investors, I think you should expect 2023 to be a moderate year of growth if there is growth.

Not 2020, not 2019, not the 11 years we got treated with,

before these last few years came about.

It's going to be moderate growth.

And you're going to have to be very picky on what you buy.

I think the same thing can be said in the real estate market.

When interest rates get higher, what do you have to do?
