0:00.0	I've been strictly doing creative finance for two years and I haven't even been distracted with cash deals.
0:04.2	I only go after specific homeowners that have a specific problem because creative finance
0:08.7	it's not really going to work for every single person.
0:10.9	Let's just say if a homeowner bought it with no money down and they barely own the house and the market price went drop they have no equity.
0:16.4	So those are the homes that I specifically go after because I know that if they were to sell that house on the market traditionally today, They might break even or lose.
