So I remember so in 2021 you know we were absolutely crushing at flipping houses.

Yeah and in times right there I knew while that was happening that this was my chance

right I understood like, okay, interest rates are at zero or one or whatever

the case. I need to make as much money as possible. So what I started doing is I put every single dollar and every other dollar that I could raise into

flips and it worked.

And then in 2022, I started hearing about the interest rate hikes and they raised it a little bit and I stopped

immediately.

I was just like no I am not going to give it all back because I've heard of like you know the the last crash would happen

a bunch of realtors made a bunch of money they bought planes they bought houses and

then the and the faucet shut off so this time I was like okay they raise interest rates a little bit, I'm going to stop.

And even though I stopped as soon as they raise interest rates a little bit, I still,

they started raising interest rates so fast that I had like 15 flips at the time I still

ended up losing like half a million dollars like I still made profits on some but I

lost like half a million on the losers and then I started to become more cautious right and

then right now you know with seeing interest rates where they're at I'm like okay

like realistically what's gonna happen best scenario they lower interest

rates like you said but we're at eight right now so I don't think they're going

to lower them down to six or anything I don't think we're going back to four anytime in the next decade.

So I'm like, okay, so if interest rates continue to go up, that's going to destroy flipping right now.

Realistically, like it sucks to say as a house flipper, it's gonna it's gonna hurt.

Especially at this very moment going into the fourth quarter it always slows down
