Let's talk about dispositions because I feel like that's like something not sexy but I feel like it's very important.

Yeah, yeah, it's like the most important especially when you're wholesaling.

Yeah, disposition so that's the job I've done since basically 20-20 to now yeah

and yeah it's especially in wholesale because we've been we used to be like we were

70% flipped 30% wholesale market kind of shifted and we basically went to like 90% wholesale, 10% flip.

And that's when it got like to be super important because you know like that when that weird July 1st hit last year, especially in Vegas,

like when the market basically just stopped.

You know, like, and like, we were still having trouble moving deals, and that's when we really

had to, you know, like bear down and start just making those like individual phone calls.

Yeah. And like, instead of just like, you know, like it was so easy to sell deals in

20 21 yeah then we then 2022 is super super easy to then like basically

quarter three is when like it basically stopped we had like go and we bought a list of like we used

audantic we bought like buyer sonar list of like every LLC that was purchasing in that time frame.

Like I was going single dialing these people trying to get them on the phone like hey I've got these deals like

they're good deals you know I know the market shifting but like there's something you

still kind of buy and it was just like basically not you're not begging people to buy

him but it was like a grind to try to sell deals like we're scraping you know three to we were doing you

know 60 70 80 thousand dollar wholesale fees in 2022 or 2021 and now I'm scraping

like 3K fees like begging these people to buy these deals you know so it's it's very important to have your dispositions correctly and that's basically like

It's it's like it's a very important wholesale business got it because you, it's one thing when you flip in a house,

you buy, renovate, and redo it on the market,

but like having those relationships with buyers
