Tell us a little bit about your background and really how you got starting to real estate.

Well, I'm going to be dating myself, but basically I'm on my third decade of real estate.

You know, started off in working class, marginal areas, blighted areas, actually in Southern California,

mid-90s, repositioned many, many, many, many, many properties there. And then what I did was

created a robust track record and incubated some investors in that

space, took those investors and that knowledge and that track record and scaled, scaled through

multifamily and commercial real estate deals and started in Arizona, which was local,

closer to Los Angeles, then expanded like we talked about a little bit into the

Midwest. And then most of my expansion and multifamily experience became in the southeast,

Georgia, North Carolina, and those areas. Now today, in my third and almost fourth business cycle,

here we are. So when you talk about multifamily, what does that mean?

Because I know most people think of multifamily.

They're just thinking about like a three or four-decker.
