Hope you guys are doing fantastic,

Hope you're alive, excited, most of all,

full of energy and really pushing hard to that finish line right to like

run across the finish line for 2015 celebrate briefly so that we can actually

push forward in the 2016.

And, you know, guys, today I've got,

I really been looking forward to this for a very, very long time.

The guests that I have is a long, long time friend. I mean 20 plus years that we've known each

other. I'm going to introduce him here in a second and honestly I've watched this

this man grow from young man getting his feet underneath him to just

rock star in the luxury market.

Now I see him on TV.

I mean literally I have these moments where I go I knew him when I knew this guy went and so in a second I'm

introduced you to my good buddy my good friend but before we do that I just want to hit a couple of things for you guys

you know I've been in the business for 18 years 19 years or so and really watched

this evolution and Kristof my guess will well tested this is watched this five years ago. And you know, the days of like in the 90s,

a hard closing and angular selling

and you know really utilizing tips like or I wanna call them tips, they call them tricks to get people to say yes is gone.
