1:06.2	And it's because he made a, you know, tens of millions of dollars betting short, basically, on mortgage securities starting back in 2005, 2006. He's on the record and it was testified in front of Congress talking about all these

1:16.6	So a decline in real estate values is something that has served him well in the past.
1:22.7	But it was fascinating to me because on our podcast, and even prior to the podcast, he's actually, dare I say,
1:28.6	advocating for buying real estate now. I know. Not only that, but not paying cash for everything,
1:33.6	putting some debt on it. We'll talk about all these things as we get going. But, you know,
1:36.6	Peter has a very big brain. He, you know, can talk in depth about a multitude of topics.
