So, Nick, everyone talks about how hot real estate is in every market. And you've managed to be in probably minus Los Angeles now, but you've invested in probably the three hottest markets in the last five to 10 years. So how did you become, like, how did you get started in those markets of all markets?

Yeah, I fell into it, right right so i'm originally from Denver Colorado i moved out to Austin uh in 2014 and that wasn't

had a weird weekend in Los Angeles to just check them on yeah just it just you know did did their

whole route but no so you know moved to move to 2014, and that's when I started buying real estate.
