Well, Josh, we closed on 85 units a couple weeks ago.

We've got to get 50 units on the contract now. It's a small deals. Small deals are going to make us

rich, right? When it gets back to, you know, I guess what's the word I'm looking for, Josh?

When time stabilized a little bit, right now the the real meat, the real values in these smaller deals, because these private equities and all these big, big companies are going for these 100 units

plus, and they're getting pushed. Those cap rates are really compressed a lot. So everyone out there

doesn't matter about the size. It matters about the quality of the deal. That's the important thing.

I think we get into the ego and saying, I just close an 150 unit deal. I'd rather buy a 30 or 40 unit deal that's crushing it and cash rolling like crazy.
