Summary

Gino sits down with seasoned investor Marshall Friedman to deconstruct the secrets of successful real estate investment and growth. They challenge conventional wisdom, urging investors to focus less on increasing their property count or "doors", and more on maximizing returns, cash flow, and equity growth. Marshall shares his journey from the high-paced world of investment banking to a balanced life in real estate investment, shedding light on how a perspective shift, inspired by the book "Small Giants", led him and his partner to build a company culture that values steady growth and internal investment opportunities over rapid expansion. Gino echoes these sentiments, introducing the concept of the "conveyor belt model theory", which places importance on knowing when to exit properties and extract equity, rather than just property acquisition. This episode is a must-watch for real estate enthusiasts, whether you're a high-level professional, in the single-family space, or a small business owner looking to scale up in the multifamily market. Welcome to the show, Marshall. Yes, thank you for having me. It's great to be here and it's good

0:32.1

to see you again, Gino. Marshall, I'm excited. I usually don't get this exciting, this Giddy in the

0:36.3

beginning of the call, but as I was getting ready for the show, I was reflecting upon that, want to call it, fateful conversation we had.

0:43.3

I was in my office, in my house, and I'm walking around, and Josh, team member says, hey, I've got this guy that I want you to talk to.

0:50.5

He's really high level. He's got a great job, but he's scared about pulling the trigger.

0:55.7

And I get on the phone and it's Marshall. Walk us through what you were going through almost

0:59.8

four years ago. It's been a long time. Talk about your background. The great job you had,

1:06.5

the possibilities with that job, but you're getting burned out and saying, I just want to reset.

1:10.2

I want to do something different with my life. Yeah, yeah. So it was pretty, it was pretty wild.

1:14.8

It was pretty wild. So, I mean, I still think about it. And I remember how horrifying that,

1:19.9

that really felt at the time. And I was, I mean, first of all, I'm fortunate enough to have a wife

1:24.5

who was super into real estate investing, at least the idea of us doing

1:28.6

it, and she just kept saying, do it. Come on, do it. And I'd be like, should I, because every night I'd

1:32.8

go home and I'd be like, ah, should I really do this? This is really scary. And she'd be like,

1:35.5

yes, do it. And I'm like, okay. So, I mean, that, that probably persisted for a while. But what really happened was we were selling a podcasting company.

1:44.6

And I started listening to podcasts and learn more about the business we were selling.

1:47.8

And then I had never really listened to podcasts before, but I started listening to other podcasts and then kind of chase this rabbit hole of finance, investing, and then real estate and then multifamily.
