It's been a while.

So let's jump right into that topic. I know, you know, I've kind of beat that up a little bit, but I would love to hear your perspective on, you know, rent inflation,

inflation, the money printing and all that kind of stuff, you know, and what you're seeing,

you know, on the real estate investing that you're doing and with some of the guests you've had.
