so john welcome to the show thank you thrilled to be here now john's got i uh julius is personal

coach and she's written down some notes for me.

So I'm going to start of your introduction. No, it's all good. Uh, so this, John is, um, number 12 in Canada, individual agent with the XP. You're number one in Ontario.

Am I getting that right? Correct. And last year you did 33.5 million in volume.

Correct.

And what is really interesting when I'm really going to want to focus on,

I just interviewed Kerry Schult right before you.

And she's just got this team of 70 agents.

They did like in 2021,

they did $730 million, right?

But it's one of these very complicated,

you know, situations where there's a lot of moving parts and teams and all the rest of it.

And like most teams and brokerages, she's gone through the ebbs and the flows of all the things that have been happening in the last three years in the real estate business.

But you're an interesting, you're on the other end of that because you're an individual agent

who's running massive profit margins and you have your daughter worked with you.

And so I want to share with them the kind of the mindset of somebody who knows how to build
