0:30.8	Greg, how are you today? I'm doing fantastic. Thanks for having me, Joe. We appreciate you joining us.
0:35.8	So it sounds like, again, you got your a, you got your hands on a lot of
0:38.8	different aspects of real estate. But before we get into that, tell us a little bit about yourself.
0:43.2	Where are you from? How did you get into real estate? Yeah, well, I'm from right now.
0:47.3	I live in St. Petersburg, Florida. I just moved from Nashville, Tennessee. I was there for 15 years,
0:51.8	and I started my real estate business about 10 years ago,
0:55.3	started as an agent and then pivoted from there into working, representing investors and then
1:01.9	partnering with investors and then just building from there. Okay, cool. Yeah, I was actually
1:07.6	just in Madeira Beach for a wedding last week and weekend. So yeah,
1:10.8	not too far from your neck of the woods. Not at all. It was a pretty nice weather.
1:15.8	The water was a little chillier than I thought it would be, but the weather itself was great.
1:19.6	Awesome. Yeah, it's a great place. Love being, love being here. Yeah. Okay, so start as an agent,
1:25.9	got your feet wet with that, started working with some investment property.
1:29.1	And what was your first, you know, actual real estate deal, investment deal?
