Summary

On this episode of the Best Ever CRE Show, Joe Fairless interviews John Casmon of Casmon Capital and Kent Ritter of Hudson Investing to explore the current state of multifamily investing and development. John shares insights on exiting value-add multifamily assets in the Midwest, strategic refinancing, and how he doubled NOI on a key property by identifying hidden upside. Kent dives into public-private partnerships as the secret to making development deals pencil in today’s environment and highlights a mixed-use project in Westfield, Indiana, backed by city support and creative financing. They also discuss investor sentiment, capital raising challenges, and how to identify stalled listings that can be repositioned into winning deals. And looking forward to talking about the state of multifamily, specifically, not necessarily conceptually from a macro level, but from a micro level, what's going on with their portfolios?

0:22.1

Let's talk about some specific examples and what they're working on.

0:26.2

And so let's start with you, John.

0:30.5

0:32.8

Yeah, thanks, Joe.

0:33.8

You know, the market is a little challenging for everybody, obviously.

And one of the things for us is just really stepping back and taking a look at where we see things going, not just in 2025, but beyond. And it's really a great opportunity for us to reset the table. We've got some deals that are doing really well. It's a great opportunity to take those wins, take those chips off the table, and also free of some capital so we can

reinvest in some of the opportunities that we believe will start to come to the light here

0:58.0

very shortly. So we're really excited about those opportunities. We primarily invest in growing

parts of the Midwest, so Cincinnati, Columbus, Indianapolis, Louisville. And those markets have

1:08.1

tended to do really well over the last few years, even with everything else

1:11.7

that's happened with new supply coming online, with kind of rent and growth coming to a stagnation.

1:17.1

We haven't seen that in our markets quite as much. So for us, we think there's really great

opportunities. We want to make sure we're well positioned to take advantage of them moving forward.

1:25.0

Got it. Okay. And I have some specific questions I want to ask about, but high level.

1:30.6

What about you, Kent?

1:31.2

What's your focus?

1:33.1

Yeah, so we've made a transition into much more development lately in the past

1:37.9

couple of years, just kind of driven by the market, driven by just not able to find

1:42.7

enough acquisitions that penciled for us.
