0:00.0	All right, welcome, everyone. This is Pascal Wagner here. I am sitting at the best ever commercial oil estate conference with one of my fellow friends, colleagues, Mike Andorfer, who is an experienced passive investor to just give you some quick stats.

0:51.3	the show today. Yeah. Thanks for having me. Yeah. So, Mike, can you kind of just dive in? You've been investing for, as an LP investor, for how long?
1:00.4	So as an LP investor for a couple of decades, but as a full-time, active passive investor, just for four years.
1:06.7	Cool. Cool. So as someone who, and you live, this is how you make your living. You live off of it. Yeah. I go to probably, you know, a dozen to 15 of these things a year. Yeah. I'm constantly. I mean, like, I'm always looking at deals. I'm meeting people. I'm looking at decks. This is what I do. Yeah. So this is what happens when you get addicted to playing the game. Right. So I would love to kind of just
1:29.3	take a moment and I would love for you to maybe explain to the audience. What is the best ever
1:34.1	conference to you? So the best ever conference for me. So one, one of the guys that's in our group
1:40.0	said it's his favorite conference to come to. So I had never been, this is my third year in a row.

1:47.1	And it's one of those things where you have a group of LPs and GPs getting together.
