And then obviously, 2022, they lowered interest rates and in California at the time it got pretty bad in some markets like there was like a 30% drop in and values because there were some markets that were like bubbles like

Joshua Tree. I don't know if you heard about Joshua Tree. But there was a bunch of

markets like that where they were like really inflated and then they just stopped and then started to go down in

value right so I remember like when I first got into real estate in 2015 all the realtors used to tell me about the good old days before

you know the market crash and how they were making all this money and it was great and

I remember when I heard that I was like I can't wait till it's like my turn right so

20-20-21 happened I was like okay this is my turn this is where I make a lot of money

so I played it right and then when they rose interest rates I stopped buying and I

immediately started to try to sell everything because I would have like 15

20 flips out of time and you know like you can't just dump flips that quick so I

start trying to sell I start wholesaling what I could and I got rid of everything but I still got caught

with like a handful of them and I probably lost like more than a quarter of a

million dollars.

But, you know, in the span of the two years,

I made millions of dollars, so it was fine, right?
