appreciation is huge I don't think there's I don't think there's like the

Miami's and I'm not familiar with Vegas but Miami's and Phoenix is the studies I've seen like they get the crazy highs and the crazy.

I don't think there's crazy lows in Texas for a while. I just think with the flood of people going there,

the pro business, the pro everything, but I think you get crazy upside yeah
