0:28.0	Gino, you know, man, making it happen. Whilst the holiday season and most people are taking their feet
0:33.8	off the gas, just over here grinding, right? And it says, as Ed Milet calls it, separation season.
0:39.3	So what's going on in your world?
0:41.0	Josh, it's a little bit of the same thing.
0:42.5	Every year there's a recurring theme.
0:44.5	And it seems as if we get closer to the holidays, most people shut it down.
0:48.6	Whereas we will be closing on a deal Thursday tomorrow on a 25 unit.
0:53.3	We're getting a 21 unit under contract signed
0:56.2	by the end of this week. We've got an offer accepted on a 10 unit. We've got a 13 unit accepted as well.
1:02.7	We've got 40 units coming back to us and we're looking at a 200 plus unit deal. So a lot of the
1:07.6	stuff at the end of the year is where this is a little hanging fruit. People shut down and this is a time to strike it. And it's amazing. We're looking at more deals
1:15.8	now in the last month than we've looked at the last three or four. So don't discount working
1:19.6	hard during the holidays. Man, I love that. All right. So I want to get to today's guest.
