I've done a recording, actually. It's probably been about three weeks, and that's because we're

really, really, really busy in real estate. But I have two awesome guests that are going to be on here pretty much every month.

And what we're going to do is we're going to talk about what's going on in the market.

I knew your dad. I wasn't sure your name. But yeah, so here we are. This is real estate and you.

And this is a special edition. This is going to be basically the partners of KW edition Do you like that? Yeah, I think it's going to be cool. So the reason I wanted to do this is because I think there's so many challenges in any market, whether it be good or bad, there's challenges, right? You guys agree? You can talk by the way. You have microphones. Yes. So what we want to talk about today is actually I'm going to put Mark on the hot seat right away and just say, you told me something when we were just chatting in the

green room, we'll call it, about the inventory. And this is why we're having such crazy, crazy

stuff going on. Tell me what you said about the inventory. So a lot of buyers right now are wondering

why the prices are so high, you know, why the jump we've seen from last year,

you know, to this year, which has been 20, 30 percent in a lot of markets. Wow. And really

what it's coming down to is maybe three factors. Number one, inventory. At last year's

levels, we were around 1,700 homes on the market in all ofurks County. This year, under 600 homes on the market.
