Welcome guys and gals to the Mobile Home Park Academy's special series on the 21 biggest mistakes

that new investors make when purchasing their first mobile home park and how you can avoid them.

I'm your host Kevin Bupp along with my co-host and business partner

Charles D. Hart. Charles tell our listeners about the big mistake we're going to be

covering today. Thanks Kevin. Big mistake number seven is buying a park

without knowing the market you are investing in.

And this is an important topic because you're not just buying a park, you're also investing money inside of a market that you believe in.

Okay, and what does that really mean?

So if I see a park that comes on the Loop Net and it looks like it's a 10 or 11 cap park which is a very attractive cap rate,

are you saying that I really need to dig a little bit deeper into the market itself

before I can determine whether or not that's even a good deal?

Yes, and we run across this very often where we see this 10, 11, 12 cap park and it doesn't take much research to find

out why that that park is given that cap rate.

The most recent one we came across was in Maine and that market had a 15%

unemployment rate which is not a place that I want to put my money into necessarily.
