How you been? Oh man, just another day in Paradise, you know? You're up in Virginia, so you guys, you guys get just as hot as weather as we do down in Florida. So it's actually probably hotter up there where you're at isn't it it's humid I'll tell you

that yeah at least we have the golf breeze that comes in so I'll take the

humidly as long as I got some ocean air blowing in as well so anyway well

Charles and I we you know we talked about this the other day and we, we like to discuss

with you guys, we'd like to share with you guys today a recent trip, actually two recent trips

that we've taken to Parks that we currently have under contract.

Actually, we took these trips separately just because of timing and things of that nature.

And we both learned lessons during these due diligence visits.
