about commercial real estate. We've had a lot of listeners ask us recently about commercial

real estate and how they can get involved. So we wanted to bring on an expert to really kind

of dive right in. So, Terry, tell us a little about your background. It's no wonder why people are

interested in commercial, Kurt. When I started out, I started in the house buying business and

it was very short-lived because I realized that you have to do the same thing over and over again,

brought someone on that had mass experience doing the business and commercial. It was a great

transition. It took me several years to get into it,

learned the business from the ground up, and going from there, what I found is that I was using

these standard retail type of conventional methods to do the business. And I reverse engineered

my entire thinking and the way I invest. And for the last

25 plus years, I've been using non-conventional wisdom to purchase commercial property and

reposition, stabilize, refi, and keep it for my portfolio. And then also I have an outlet where I take the property and I stabilize

it. And then instead of refying, I put it back to the market and I trade it. And meaning trade,

I sell it and I get windfalls of capital. So I've been doing this business, also been teaching

and training on it for about 15 years as well. People have obviously been intrigued, seeing my

success. I'm out here in Malibu, California. I have a firm out here. We do acquisitions and also do

training. Let's talk about commercial real estate just as a category. So when you say commercial

real estate, what does that mean to you? Because it's kind of a broad category. It truly is.
