Joe Downs. What's going on, man? Glad to have you out on the show with us today. How we doing today, Josh? Well, we're doing a lot of

things today, and one of them is talking specifically about some of your journey, some of the things you've

had the chance to go through, some of the things you've overcome, any other

really cool things we're about to get into today. So before we do all that, though, let's just

take a brief second and give the audience a background on yourself. And at the end of the day,

what got you into real estate? Wow. How much time do we have for that?

17 hours. How do they get into real estate? So what I'll tell you what? I'll try to be brief, but give you an overview.

What I've learned about myself, and I've recognized it from in the last maybe 10, 15 years is that I'm an entrepreneur.

I guess I've always been one and didn't realize it.

And when you live the entrepreneur life,

as you well know, it's fun and it's exciting, but sometimes you got to reinvent. And sometimes things

don't go your way. I didn't start in real estate. I kind of always wanted to be there,

but never really had the entry point or didn't recognize the entry point. It's probably a better way

to say. We all have the entry point. We just don't realize it. And I didn't recognize the entry point it's probably a better way to say

we all have the entry point we just don't realize it and I didn't have anybody telling me I didn't

have a podcast like this to listen to to tell me I did because they didn't exist back then but so I was

after college I became a financial advisor and I think it was financial advisor for seven years always had
