So let's say you're looking at a new market like Memphis or whatever the case.

Is it better to find a property that's like downtown or like somewhere that's in the suburbs or somewhere that's near attractions, like what's the general, what's the general rule of thumb when you're looking for?

Yeah, that's a good question because it really depends on the host and who they want to host.

But I heard, but I heard like from other Airbnb hosts that I know that sometimes their bigger

You can have a tiny home that has a really unique experience, out-compete or out-beatt-like out-revenue any bigger property that's

five-bedroom, six-bedroom house. It's more so revolving around the experience. Those are the types of property that will make the most money.

However, for me, I prefer the more consistent, you know, like steady, easy to manage type of properties.

That's why I go towards like, you know, studios in one bedroom

apartments because I can have my cleaners turn it over in an hour and a half.

Yeah, it's easy for that for me to furnish. I don't have to invest a ton of money.

But if I wanted to make the really big bucks, I'll have a themed home or something where it's unique, because then you are literally eliminate competition when you have something that's that unique.
