That's what everyone was doing. At least five years with a community bank, it gives you some time to reposition the property and to get your feet underneath you. But as the market cycle went on and it prolonged, then COVID came, we kicked

the can down the road. What ended up happening? Everything got frothy. Everything got hot. You have

0% interest rates for years. A lot of speculation, a lot of money comes into that sector,

whether it could be crypto, it could be commodities, it could be gold.
