Thank you so much for all these years of the podcast.

I've been following you since 2016. Great content. Thank you. So you tend to put an emphasis on the

North and investing in the North in your podcasts. So I was interested to see in one of

your recent podcasts, he is now the time to invest in London

that through the charts that you've shared London actually performed far better

over the last 10 years for capital growth compared to the rest of the UK.

So would it be fair to say that as an investor if you're looking for capital growth long term, that London would actually

be your best bet. So yes, it's less affordable. Yes, the yields are lower, so you can't generate a monthly income like you would somewhere else in the UK.

But for long-term wealth, would I not have been better off investing in London 10 years ago compared to somewhere else in the UK?
