Summary

It pretty much goes without saying that most agents prefer working with sellers over buyers. But it’s not unanimous... as long as Alyssia Essig is in the game. You see, Alyssia has figured out how to overcome all those tired tropes about buyers. And in the process, she’s opened up a whole new world of possibility for herself and her team. She joins me on today’s Confidence & Conversion to discuss and debate her unusual but effective methodology, including: Why her long-form buyer consultation is so effective The 3 topics she covers in every presentation A huge, often-overlooked financial benefit to working with buyers And much, much more. If you have an open mind, you owe it to yourself to watch or listen to this 22-minute conversation.

Hey, welcome back to the confidence conversion show. Today I've got coach Alicia Essig in the

0:10.7

house. Compass team leader rock star. How many transactions last year? 130. And what

0:15.4

were you doing? 22? Oh, I'm sorry. That was the year before that. Yes. I thought that

0:18.6

was a little bit less. Would you in 2021? 128. 128. But I did it with half the agents even

0:24.7

better. And what were you do this year? I'm looking to do 200. Okay. So you and I,

0:29.9

we don't want to debate, but we want to put it out there that I am this advocate of when

0:35.5

when the inventory levels literally go back to 2019, let's just call it in a typical market,

0:40.7

3000 active listings, 2020 down to like 2000 active listings, 2021 down to like 900 active

0:47.2

listings. And yesterday, 397, one of my clients, marketplaces in an enormous market. And I say,

0:54.3

the audacity to believe that you can complain about not having inventory and not be focused

1:01.5

every single day on finding the next seller is mind boggling for me. And you say, fair, you're

1:06.2

stupid. We need to focus on buyers. Did I do it right? Kind of, kind of. I think it's, I don't think

1:15.2

that listings and sellers are the end all be all. Yes. I think that buyers control the market,

1:21.5

no matter the market. Yes. And the reason why this is going to be so good. I love it.

1:27.1

This is like you and I tried to debate, but we're both going to agree. I know, right? Yes.

1:30.9

Okay. So buyers control the market, no matter the market, no matter what. Right. So if you think

1:35.6

about just in this last and anybody who's listening to this or watching, if you think about the last

1:40.3

18 months, right? So June 2021. Yes. We all had a pause. Yep. Why do you think we had a pause?

1:46.8

I'm trying to think specifically of June 21. Just six months ago. Oh, yeah. So 21.

1:56.3

I think COVID hits a historic lows. And I think people took a little break and went to like

2:02.9

on vacation and normalized. Exactly. Yeah. That's buyers controlling the market. Oh, that's

2:07.4

right. And we did. And what did we start talking about suddenly as coaches price reductions?
