So after you factor in higher minimum wage, higher insurance costs, higher utility costs,

and now we've, because once COVID started, we've had supply issues, supply chain.

So I think the opportunity is going to be for someone like yourself, for someone like whoever

else wants to get into business. I think there's a lot of owners

that have owned hotels for 20, 30 years that just don't want to operate them anymore because they

can't make as much money as they used to because of the higher cost to operate.
