Usually I get up about 5.30, 6 o'clock in the morning, and I'm running out the races to do pretty much everything that you guys are doing as well. Working on quotes, bids, estimates, accounts payable, accounts receivable, doing the deal. That shows you what my Monday and Friday consist of. Well, it is bright and early here Monday morning. The sun's just coming up. It is every bit of already 84 degrees, I think I saw. The high today's

going to be like 93, real fields, 95. You guys know how that goes. And of course, right here,

talking about snow contracts. So what I wanted to do on today's video and maybe today's podcast

is just talk to you guys for a couple of quick minutes about some blind spots that you might

see in contracts that you're looking to sign for snow

removal going into the 2025, 2026 season. Now, contracts are a funny thing. You can't always have

everybody sign yours, unfortunately, right? Over the last couple of years, we've been, you know,

doing our best to, what's the best way to say it? Have our own contracts, have our own agreement, self-perform, and have folks sign our contracts. But you don't always get that opportunity and you don't always get that chance as you maybe sub-out for some of the larger property management companies, some of the bigger boys, and even some of the bigger clients. You have to sign their contract. That being said, you don't have to sign anything without having a

conversation, seeing if there's an opportunity for a little bit of pushback, maybe some red letter

or red line. And what I wanted to do is go through some of them here in a most recent contract.

Now, ironically enough, if you guys listened to a couple videos before and maybe a couple

podcasts before, you heard me ranting about a client that we have that we're back owed $3,900. And now that we've accrued late fees and added late fees to the account, it's pushing like $53, $5,400. Now, I've actually have a quick little update. We look like we are getting paid for the account. I'm not really sure if the late fees are going to stick.
