Well, I've been in real estate. This is like my 35th year, so I started in the 80s, and I've been through lots ups and downs lots of fun. I think I'm the champion of learning by screwing everything up and then fixing it and you know currently we have a team I have a partner in my team. I'm the part owner of four or five offices right now,
