I try to buy on streets where there aren't any other rentals. I buy some houses because I do think

they'll appreciate more, and typically they have less cash flow. I buy other houses because they have

more cash flow, and hopefully they'll appreciate. I stay away from the house that has a lot of cash flow

and no appreciation potential. And that's in a neighborhood that's just not going to get better.

Try to buy a neighborhoods where there are a lot of owners that have pride in their property

and then take pride in your property and rent to people who will do the same thing.
