But one of the other things I'm doing is preparing some episodes that I think you're going to really like in the coming weeks. Starting next week, I return to the Deal Deep Dive series where I interview a listener to the podcast who bought a duplex property in the greater Chicago metro area. And as I always do in these deal deep dives, we go behind the scenes with the numbers, how she found the property, and also how she bought a property in a very nice, desirable neighborhood. And then the following week's going to be a topic I can't wait for you to

hear about why I've been choosing to pay off debt on my rental properties. I'm interviewing a friend of

mine, Ariane Shehai, also known as the investing architect, and we go into detail about why it

could make sense at a certain point of your rental property investing career to start paying off

mortgages. This has been one of the best decisions I've made in my rental property business and also in my personal finances. So we're going to go deep on why you might want to consider paying off debt in your rental property portfolio, at least at some point. And then we'll explain some of the best approaches to do that. And then I'm really excited over the next couple of months to start bringing you here on the podcast some snippets from my new book, The Small and Mighty Real Estate Investor. It's going to publish officially on July 22nd with bigger pockets. But I want to start going behind the scenes and sharing some of the best content from that book here on the podcast. And then also giving you some opportunities to pre-order the book and get into some fun contests where I'm going to give away things like 101 coaching to people who pre-order the book.
