So, everyone, as we have been, I don't know what the word would be, warning you perhaps, the spring boom is here.

And I want everyone to be clear, and be clear as like you have never

been clear about anything in your life before about what I'm about to tell you. We are at the

very beginning stages of what will be a seven to 10 year real estate boom. I'm going to say

that again. We are in a different

real estate cycle now. Now, just because one cycle, there's no such thing as one cycle

completely ending and another completely beginning. Depending on where you are in the country,

there's a little bit of a spillover. Depending on your individual market, there are

sub-markets inside your market that are doing exceptionally well, and then there are other markets

inside your market that aren't. So in other words, yes, we're in the beginning of a very long-term

corrective cycle, and for many of us it will be the bulk of our real estate careers, but the

moral of the story and the thing I want you to be very clear about in your head

is that you have to be taking action now.

Do not be guarded with your ambition.

Do not think small with your intention.

And absolutely positively, do not take half measures in your actions.
