| 0:53.6 | All right. Let's just kind of start from the beginning. Just give us, you know, your 30-second elevator pitch of, you know, getting into real estate, where you're from, all that fun stuff. Right. Yes. My name is Dawson Boyer. I'm from Richmond, Virginia. And I graduated college in 2008 and I was interested in real estate, but the housing market had just collapsed along with the economy. |

| 1:17.6 | And then I still kind of had that desire. |
| 1:21.4 | So in August of 2010, I made the switch and got into real estate full time. |
| 1:27.4 | And your family and friends thought you were crazy. |

| 1:31.5 | Yeah, you know, I was working for a global oil additives company publicly traded, |
| 1:37.7 | headquartered here in Richmond and great company, great people. |
| 1:41.8 | You know, they still had a pension plan, a 401k match, a great benefits, |
| 1:46.6 | and just a really solid job. And so I literally was leaving probably one of the most secure |
| 1:54.1 | employment situations I could be in to go into something that was a, you know, back then what |
| 1:58.0 | people were referring to as a dumpster fire. So there were a lot of questions about, you know, why are you doing this? Are you sure this is a good idea? And my wife and I were, had been married before I left that job. And so, but she was on board and I was on board. And it was kind of like if there's ever a time to make a switch, now's the time before, you know, life really gets going. |

| 2:21.7 | So a lot of people would say now was not the time to make that switch with the market the way it was. |
