So we, I mean, first of all, Aaron, thanks so much for having me on again. I love just chatting with you. And it's great to see you after a few years. So, yeah, so I founded Bramlet Residential in 2012. We grew really slowly for a long time. and then we kind of hit stride a couple of years ago. We rebranded to Bramlet Residential in 2012. Yeah. You know, the cool. Well, I'm glad you're back to the, you and I have a lot in common of both being in the Austin market, both liking to ride our road bikes, although it looks like you've been out there more often than me as I've been surfing a lot right now instead on Lake Austin.

We were probably seven or eight months into the down cycle of rates changing and inventory rising

on, hey, during a down market, what you're supposed to do, stop measuring your closings.
