It's good to be here. Awesome. So tell me a little bit about yourself, your real estate journey.

I know you do some investments, which is super cool. Did you start with investing or how did you

go down that rabbit hole? So that's a great question. So in my former life, as I like to say it,

I was actually a nurse practitioner. I'm a dual certified adult to gerontology acute care nurse practitioner and family nurse practitioner. I did that for about 11 years. Along the way, I just realized that I did not like working transactionally as in I work an hour. I get paid for an

hour and I'm basically selling my time and there was no way to really build on that other than

just putting money in like a 401k and I was like there's got to be a better way. So I started doing

what a lot of people have done in recent years. And I listened to

podcasts and the different things. And I realized that I needed multiple avenues of income in order

to obtain true financial independence. So I decided that I wanted to invest. Initially, I had actually wanted to flip.

And so I had planned on buying a property to flip. And then I realized that I didn't want just that

one hit of, you know, money. I wanted to have long passive income as well as a lot of other

things to go into and probably bore you, to be honest. But anyway, I found an agent and bought my

first investment property. I did what was called the Burr method, which we can either talk about

or not talking about. And I bought multiple properties with
