Hey, welcome to the Tom Ferry Show. Today, I want to help you attract listings in the month of April by doing a mega open house.

So I'm going to walk you through three ways for you to prepare for that event because it's all about preparation.

I'm going to give you seven different ways to attract a high quality number of neighbors,

future sellers, and buyers into this property, I'm going to give you two ways

for you to capture every person that walks through and one killer script that ultimately

is the hook that generates more listings.

In terms of preparation, the first thing obviously I'm going to tell you is

you're not throwing an open house.

When you're doing a mega open house, the way we talk about it, it's a party.

So it is a celebration.

You're going to have food, maybe food trucks.

We've had clients that have had in and out burger food trucks at their events.

They've had their favorite Mexican restaurant.

You have to know your customer, know your budget,

know who it is you're trying to attract.

Think through that. You could have 75, 100, 150. I think one of the biggest ones I ever went to. Big shout out to my longtime friend John Mcmonagull, he had about 600 people at one of these mega open

houses.
