I think as a real estate agent no matter what the market does there's always enough business for you.

It's just a matter of, you know, getting of you know getting the right

Getting the right leaves offering the rights having the right conversations with with buyers and sellers you know making sure your your expenses make sense for your revenues like if you do all

those kind of like basic things I think I think it just almost doesn't matter what the

market does right if you're If you're an order taker, if you're low

sales skills, then your business is going to be a lot more market driven than

driven by you.

So the question is this, how do most agents find the secrets to succeed in today's

competitive real estate market, especially when the top agents are keeping those secrets themselves.

You know, I've, Dan has been on the show a couple times over the past, you know, five, six years. I think he was on once with Pat. I've interviewed him once on here and, but it's been a while it's been a couple years I think since the

last time we had a conversation him and I keep up with each other a lot online on

social media who we're doing we've done some iron man races together and some other things that I think that's the first

time we met was a half iron man for St George and before go buttons before anything else how's it going out there

good I'm thrilled to be back on.

I think the last time I was on, I was in this room, in this studio, but it was like, maybe like the first half of COVID,

kind of that time frame, like 20-ishish or so so it's been good three years.

Yeah I think it probably was I think it was mid-2020 and the fear of the

fear of COVID in real estate had changed to like the crazy market and like how do we make

this crazy market happen or maybe it was right at that ship. You're in the Washington DC area, right?
