Summary

I’ve been thinking a lot about the simple habits that separate struggling investors from the ones who thrive, and this conversation reminded me just how foundational the basics really are. I pulled together ten principles I learned from my good friend Tom Krol, a guy who built his business through real trial and error. These aren’t theories or motivational fluff. They’re real habits that have shaped my own journey and the journey of thousands of investors I’ve coached.

As I walked through each point, I found myself revisiting the times I ignored these habits and paid the price and the seasons where I doubled down on them and everything started growing again. Whether you’re new to real estate or scaling into bigger numbers, these ten habits can completely shift the trajectory of your business and your life. They’re simple, but they’re not always easy. If you take them seriously, things will change.

What’s Inside:

—Why the people you spend time with determine your long-term success

—How reading daily transforms your decision-making and clarity

—The power of tracking net worth and putting revenue first

—The mindset shift that comes from massive imperfect action

How are you? Joe here. It's a beautiful Monday morning right now. We're starting to come into the fall.

0:17.5

Just dropped my daughter off at school, and she's loving it. It's a really good school.

0:22.0

It's awesome. We homeschooled all of our kids all the way through, well, our two boys, our older boys.

0:27.7

We homeschooled them all the way through high school. And then our two girls homeschooled them all

0:32.7

away to the eighth grade. So they started high school. Every kid is different, right? And so we just felt

0:39.0

like with our girls, they just, they needed to get into a bigger school and have more structure,

0:45.0

have more friends and things like that. But anyway, in case you're wondering, too,

0:48.2

our boys, they're doing really well. They're super smart kids doing different things and I'm real

0:53.1

proud of them. But anyway, okay, so on this episode of REI in your car, I'm going to be talking about something. I'm stealing all of this from a friend of mine named Tom Kroll. He wrote a post early this year that I thought was so good and I wrote it all down. He did it on an email and a Facebook post and I said, man, one of these days, I'm going to do a podcast on these things and give my own kind of spin to it. Tom Kroll got started. Well, he's got a great story, but I remember getting a call from his brother, whose name is Todd Tobac. Todd Tobac and I go way back. He helped me get started in real estate. He taught me lease options, one of the guys who taught me lease options. And we became friends. I remember implementing what he was teaching with some new things that I was doing. And I remember calling him out of the blue and just saying, hey, I'm doing this thing and it's working really well. And it's different than what you're teaching. You want to hear about it because it's pretty cool. And he thought I was kind of weird at first, but then we became friends and it was, we've been friends for since 2008, 2009.

So, you know, 16 years now. Anyway, I got a call from Todd Tobac saying, hey, if you were coaching your brother, or would you coach your brother in doing real estate?

2:00.4

I said, yeah, I think I would,

2:01.9

but you have to make sure you have some ground rules in place. He said, well, I'm thinking about doing a podcast series where I'm coaching my brother live on my podcast audience. Well, he didn't know if his brother was going to do what he told him to do or whatnot. So anyway, Todd Tobac started doing a podcast. Well, he had a podcast already. It was called

2:18.1

No Limits Real Estate Investing. And so he started a new series with his brother called the Do or Die

2:24.2

series. And his brother had just either gone into bankruptcy, out of bankruptcy, got fired or lost his

2:30.1

business or something. He was doing, I think he was selling lawn care or something like that.

2:34.4

Tom tells the story, and it's really funny actually. But his, he was like, his back was against the wall. He had to make some money or, you know, like his wife, he tells the story was in tears because they didn't, she didn't know whether to buy food or pay the mortgage or the rent or whatever. So anyway, I told Todd, don't do it because it's too risky, right?

2:54.2

You're going to... whether to buy food or pay the mortgage or the rent or whatever. So anyway, I told Todd,

2:51.1

don't do it because it's too risky. Like, you're going to, you know, embarrass yourself,

2:56.2

your brother or whatever. Thank God he didn't listen to my advice. He was coaching Todd,

3:00.8

Tom, Tom was, Todd was coaching Todd on this do or die series. And this was, again, a long time

3:05.9

ago, maybe 2010. Tom actually did everything his brother told him to series. And this was, again, a long time ago, maybe 2010. Tom actually did
