The housing shortage in Southern California, all of California, but particularly Southern California and the Bay Area, is acute.

I mean, it is as bad as it gets anywhere in the country.

So there have been all kinds of efforts to somehow

ameliorate the situation, one of them being, for example, that single-family zoning, in

words, you buy a single-family house on a lot, and then your neighbor is another lot with a single-family

home on it. Well well the law now allows

someone to buy a piece of land a house tear it down and put up a multi multi unit building

which is really wonderful for the person next door who bought a single single family uh residents thinking that it's going to stay that way.

All right, but the law is changing.

Now there's another one.

There are ADUs, accessory dwelling units, allowed by law now.

If someone owns a home and if there's room, not even there's room, they can do this added to the garage or change their garage up or add another floor and or build something out in the yard, an independent unit that's now allowed by law.

It's an ADU.

And it has to beat certain criteria and they can be small.

I mean, it can be a studio as long as they have

some kind of a kitchen and they have a bathroom and i mean some of them are very small but they

work and up to this point you could rent one if you had an ad you could rent it and of course

you still owned it well a law just passed in california

that says you can sell ad use in other words here you are on a piece of property single family

piece of land uh one builds an ad you in the backyard small 250 250 square foot, maybe, you know, single, one-bedroom, small apartment.

And you can sell it.
