We've had some hot spells here in Southern California.

I mean, there's some hot spells all over the country during the summer.

I mean, climate change is here.

I know there's some people out there that are still denying climate change,

but they also deny that gravity exists.

It's the same crowd.

Most of us understand that we have some serious climate issues.

One of the serious climate issues in hot desert areas of the country

is the drought, is the heat. And this past summer in Southern California, we got some insane heat.

I mean, there were days on days that it hit 110, sometimes 115, where I live in Los Angeles, and particularly in the San Fernando

Valley and parts of Orange County. I mean, crazy stuff. So here is what L.A. County, the county

supervisors have done. And that is they have approved an ordinance that begins the process of gathering public

and comment and input from people, the community on an air conditioning mandate.

If you have an apartment and you are renting it, there is or should be, or the call for a maximum

indoor temperature thresholds for rental units and that require that all rental housing be cooling

ready so the tenants can have their own air conditioning system. Okay, so they're not mandating

that air conditioning has to be put in. It just has to own air conditioning system. Okay, so they're not mandating that air

conditioning has to be put in. It just has to be air conditioning ready. And that, assuming that

passes, which is probably going to, does that mean at some point we're going to see mandated

retrofitting? I think so. You know why? Phoenix and Las Vegas, you can't rent an apartment in Phoenix or Las Vegas without it being your condition.

Just can't do it. Too dangerous. People die. And that's, I think, what's going to happen here. And that, you know, it's just tough enough to be a landlord anyway. But, you know, what do you what do you do if you own an apartment
