hosts, Tim and Julie Harris. And I'm going to suggest to you, I want you to think about what I'm going to say here. If your go-to is to cut your commission, how much is that costing you per year? Not hundreds of dollars. If the average sale price in America right now is $427,000, that means what's the average commission in your market? $10,000, $12,000. And if you're cutting your commission every time by a point and you're doing, what, 10 transactions, maybe some of you are doing 20, 30 transactions per year, how much money are you losing just because you lack skills to get the commission correct? And so what we're going to be explaining to you, and hopefully you're going to really accept, is you don't have to cut your commission anymore. And you don't even, if you're a new agent, you're learning going to be a listing agent. You don't have to cut your commission at all ever. Don't make a habit of it because once you start cutting your commission, it does become a habit. And so here's the secret why. In a market where sellers are nervous about listing selling,

which is what we have right now, you are going to be in a position if you can present to the
