Let's say you're talking to a brand new investor like brand spakeen new they have no experience

They're just trying to get their foot in the game where do they go to find private money lenders Do they have money

have money themselves?

I would say go to meetups or places where other real estate investors would be.

And partner with those people before going out

to reach out to private lenders,

because they're gonna wanna see some skin in the game

that you have some sort of experience in order to make sure that their money is going to be safe and even for you I would say start wholesaling before you start going to look for private lenders because you want to build a track record and then also you want to make sure that you can actually do it like you can actually perform.

You don't know if it's going to be your first deal ever, how it's going to go.

And so the worst thing you could do is not keep your word,

but also not pay a private lender back,

because they could be lending to you for the rest of your

career if you do it the right way. Got it so but let's say they don't want a

partner and they don't want to wholesale they just want to

raise money. Okay. What are they? Friends and family because they've probably over the

years have seen you and how you've maybe you've persevered through different types of situations and they probably believe in you more than you believe in yourself.
